Personally, I use 2 cans to a gallon and adjust the sugar by using a hydrometer. Orange Concentrate Wine Makes 1 gallon one 12 oz. can 100% pure orange juice concentrate 1 1/2 lb sugar 1 tsp tartic acid 1 tsp pectic enzyme 1/4 tsp tannin 1 gallon water wine yeast and nutrient Add orange juice,sugar and nutrient to 4 pints of water. Stir to dissolve. Dissolve tannin in a small amount of boiling water and add. Top up with 7 pints of water,leaving lots of space in your fermenting jar. Add pectic enzyme and yeast. Let ferment 1 week. Top up to full gallon. Let ferment until finished. You can drink this wine right away, but it improves with age. Serve chilled. What you don't have, heck you don't have so don't give it a second thought. |

| Are you planning to rent the property out? If so then here goes: A way to hold the property would be a purchase option where you would put a small (hopefully) amount of money down in exchange for an agreement that you can buy the house for a certain set price until whenever your agreement expires. The problem is that you cannot really agree to a price until you know what it is worth. In the following information I am assuming that the property in question is ACTUALLY worth what you are willing to pay for it, the tax value and/or appraised value is not necessarily correct, only current market conditions actually determine the property's value. Also, 269 days seems a long time on the market, it could be that they (current owners) have unrealistic assumptions about the value of the property (very common). First you need to be able to cover the monthly payments in some manner (some early payments will probably need to come from yourself as renting a place out is not a simple thing to do sometimes). What are rental rates in your area, can you get the monthly payment (hopefully plus a certain amount for income/maintenance/emergency/etc.) or will this property be a drain on your finances until you sell it eventually (I am assuming that you do intend to sell at some time as otherwise there would be no mention of fixing it for higher value)? If the rental amount can more than cover your monthly expenses for the borrowed money then the idea is probably a good one, although certain unknowns also weigh in (problem renters, etc.). If you intend to fix it and sell immediately then certain other things need to be thought out, how are you obtaining the money to fix it? If you are also borrowing that then these numbers need to be added to those of the other monthly payments. It would also be a good idea to plan on a lengthy time before a sale will go through, currently most markets seem to be selling slowly (this is mostly because inflated prices have not adjusted to current market levels, correctly priced properties sell quickly), it is necessary to plan for this extended period where the property will be ready to sell but will just be sitting on the market. The second is major issues (sewer and water, non-permitted work, foundation and other structural issues) with a property that add a significant risk to the investment in them in both time and money, therefore lowering my potential offer. The one thing that you must be able to do, however many potential projects that have failed to come through: you must be able to walk away if the risk is too much (the amount you are willing to deal with is up to you), sometimes retreat is the best recourse. If the failure of a project will put you in severe financial straights (you must not fail otherwise) then you need to be supremely confident that you know enough to make a calculated decision on the property in question, any question marks lower your offer for that property.
